![In our proposals and contracts, we include a payment schedule for both the construction costs and the general contractor fee.
The general contractor fee payment schedule is based on clearly defined milestones. The client gets invoiced for that amount when we hit the milestone. They know exactly how much will be due and when, and their payment is based on progress at their project.
At our Alabama Hill Basement ADU Project, the milestones are:
1️⃣ Contract signing to kick off Pre-Con Phase [completed]
2️⃣ Completion of Pre-Con to start Construction Phase [completed]
3️⃣ Completion of LVP flooring installation [just completed!]
4️⃣ Final inspection passed
5️⃣ Client sign off on completion
Two more milestones to go and this project will be a wrap!
